How do I sign the closing papers from another state?
The deed must be signed in front of a notary. You have three options: a local notary near you with papers sent by mail, a mobile notary who comes to you, or a remote online notarization over video with an Oklahoma notary registered with the Secretary of State.
Oklahoma’s Remote Online Notary Act took effect January 1, 2020. A registered Oklahoma notary can notarize a signer who is outside Oklahoma, anywhere in the United States, for land located in the U.S. The county clerk records a certified paper copy of the electronic deed.

How do I know what my Oklahoma land is worth if I have never seen it?
Start with recent sales of similar land in the same county, not the assessor’s tax value. Look at size, road access, utilities and flood zones. County assessor maps and free aerial photos help. Or ask for a written offer and compare it with what similar land has sold for.

How do I get paid when I sell from out of state?
The title company pays you at closing, by wire transfer or by check sent to you. Before you give anyone bank details, call the title company at a phone number you looked up yourself, not one from an email. Wire fraud that targets real estate sellers is real.
Never send money to a buyer. A real buyer pays you, not the other way around.
How do out-of-state owners avoid land scams?
Vacant land owned by someone far away is a favorite target for fraud. Scammers pose as the owner and try to sell the land, or pose as a buyer and ask for fees. Use a real title company, never pay up front, and check the county clerk’s records for deeds you did not sign.
Ask your county clerk whether they offer alerts when a document is filed in your name. And keep your mailing address current with the county assessor, so tax bills and notices reach you.
Will I owe Oklahoma taxes if I live in another state?
