Why two calls instead of an offer right away?
Because a number pulled out of thin air isn’t fair to you. On the first call we learn what the form can’t tell us. Then we research your parcel so the offer we bring on call two is real, and one we can actually close on.
Is this going to cost me anything?
No. We pay the closing fees and transaction costs and we handle all the paperwork. There’s no commission. Any back taxes or liens owed on the land are paid from the sale proceeds at closing.
Am I obligated to accept the offer?
Not at all. The offer is free. If it doesn’t work for you, just tell us. No hard feelings.
How do you come up with the price?
We look at recent land sales in your county, road access, utilities, size, and anything owed on the land. On call two we’ll show you how we got to the number.
I live out of state. Do I have to travel?
No. Closings can be done by mail or with a mobile notary who comes to you.
Other family members are on the title. Is that a problem?
No, it’s very common with inherited land. Everyone on the title will need to sign, and we’ll help coordinate it.
How fast can we close?
Most closings take 30 to 45 days because the title company has to research the title. You pick the date, and if you need to move faster, we’ll do everything we can.
